Analytical Software for Motels

The software is written in Microsoft Excel 2003 and can be emailed to you.
If you decide to use the software it should reduce the time it takes to analyse motels and the need for professional consultation in the early stages of your search. However when it comes to making a decision you must always refer your findings to your Broker, Financial Advisor, Accountant and Solicitor.

The software covers five levels of entry:

1. Basic Motel Analysis v21: <Click here to view contents of program>
This program analyses the returns of a motel on the net profit to what you have to pay for the motel or the number of rooms and occupancy to what the motel should be worth. It also gives you a gauge on the acquisition costs and finance requirements. I does not substitute the Full Analysis but it is easier to place the information to compare with other motels you inspect.

2. Quick Motel Analysis v5: <Click here to view contents of program>
A quick analysis where you place turnover and rent amountds (if Leasehold) plus a percentage of expenses. The program calculates a comparable expense ratio with a net profit using Motel Industry benchmarks. There is a provision for including a restaurant which is very general due to the complexities in assessing restaurants. A separate study is necessary if you proceed to the next step in your investigation.

3. Specfic Motel Analysis v1: <Click here to view contents of program>

4. Full Motel Analysis v128 ( Leasehold Example): <Click here to view contents of program> Note: This view is an actual assessment of a motel 18 months ago, showing you the depth of the analysis being v126.
This program is comprehensiveextremely detailed. We use it in the full financial due diligence of any size motel. It leaves nothing to chance. A detailed rent assessment is included showing trends and percentages anticipated over the life of the lease which can be up to 25 years. It includes a "break-even" figure and a detailed finance assessment on how much you can safely borrow on the current turnover.

5. New Motel Assessment v21: <Click here to view contents of program>
If you are considering building a motel this program will assist you in coming to terms the costs involved and whether the tariffs can meet the build cost to generate an acceptable net return. Also includes "break-even" and a finance assessment as mentioned in the Full Analysis.
